Greenville County bills and collects property tax for every body that levies it on your home: the county, the City of Greenville, Greenville County Schools and any special district. Three county offices share the work, all at 301 University Ridge in downtown Greenville. Real Property Services (the assessor) sets the value, the Auditor compiles the millage, and the Tax Collector sends the bill and takes the payment.

When the bill is due
Real property tax in South Carolina is paid one year in arrears. The Tax Collector says notices go out on or after Oct. 1 each year, and Real Property Services’ important dates page says they typically arrive near the end of October. The 2026 bills are payable with no penalty through Friday, Jan. 15, 2027. After that:
| Paid | Penalty added to the base tax |
|---|---|
| After Jan. 15 | 3% |
| After Feb. 1 | 10% |
| After March 16 | 15% |
Pay or look up a bill through the county’s online tax payments page, or in person with cash, a cashier’s check, a money order, a certified check, or a Mastercard, Discover or Visa card. You can also sign up to get bills by email through the county’s e-bill subscription, using the six-character ID printed on your bill. Vehicle taxes are different: they are paid a year in advance to get a license tag.
How your bill is figured
Your market value times the assessment ratio gives the assessed value. The assessed value times the millage of every taxing district your home sits in gives the tax, less any credits. The assessment ratios are set by state law, according to Real Property Services:
| Property | Assessment ratio |
|---|---|
| Owner-occupied legal residence | 4% |
| Agricultural real property of individuals | 4% |
| Agricultural real property of certain corporations | 6% |
| Other real property, including rentals and second homes | 6% |
Millage varies across the county’s 136 tax districts. The Auditor’s 2025 millage sheet, the latest posted, puts most of the City of Greenville in districts 500 to 517 at 331.5 mills. The county also posts a real estate tax estimator and the millage changes by district.
The City of Greenville’s millage, by taxing body
The school district is the largest piece of a city tax bill. An owner-occupied legal residence does not pay school operating millage, because the 4% legal residence assessment includes a credit that exempts the school operating tax, the county’s FAQ says.
The 4% legal residence rate
If you own and live in the home, apply for the legal residence special assessment under Section 12-43-220. On Greenville’s median home value of $453,300 (Census Bureau, 2023 American Community Survey), the ratio is the difference between an assessed value of $18,132 at 4% and $27,198 at 6%, before the school operating credit.
- Applications must be hand delivered or postmarked by Jan. 15.
- File online with an electronic signature, or download, fill out, scan and email the application.
- Include every document the form lists. Incomplete applications are not processed.
Homestead exemption
Under Section 12-37-245, homeowners who are 65 or older, blind or disabled, and surviving spouses, may take $50,000 off the market value of their legal residence. You must have been a South Carolina resident for at least one full calendar year, and eligibility is based on your status on Jan. 1 of the tax year. Bring a South Carolina driver’s license or ID card as proof of age and residency; for disability or blindness, bring the certification with its original award date. Apply with the county’s homestead exemption application.
Why a neighbor’s bill can be lower
South Carolina caps value growth at 15% at each countywide reassessment, but the cap is removed when a property sells or otherwise has an “assessable transfer of interest.” The home is then revalued at current market value, so a recent buyer can pay more than a long-time neighbor in an identical house. New owners have until Jan. 30 to apply for the 25% ATI exemption on a transfer in the prior year.
How to appeal
Greenville County completed a countywide reassessment in 2025; the next is scheduled for 2030, Real Property Services says.
- After a notice: file the online appeal form from the county’s forms page by the deadline printed on the notice, usually 90 days. Postmarks count.
- In a year with no notice: appeal by the last day to pay without penalty, generally Jan. 15.
- Include the tax map number, the basis of the appeal, your opinion of value and supporting documents.
- A certified appraiser reviews it and the assessor mails a decision. You then have 30 days to protest in writing to the County Board of Assessment Appeals, and after that to the South Carolina Administrative Law Court.
